What You Don't Need Vs. What You Do Need As A Female Real Estate Investor.

I'm tired of seeing badass, capable goddesses waste their time and energy on things they don't need! Let me break this down for you...

You DON'T need more information!

If all you needed to become a successful real estate investor was google, podcasts, blogs, and youtube videos everyone would be successful investing.

What you DO need is context and education for effective action.

I have developed an EASY-to-follow framework to allow you to know what steps to take and what to set up to successfully invest in a way that works for you. This is included as part of my Wealthy Goddess Program!

You DON'T need supposed gurus who haven't invested in decades to "learn" from.

Real estate investing is not about theory, and it's not stagnant. Certain strategies that worked years ago or even pre-2020 will not work today.

You DO need people you can trust who are successfully investing right now.

That's why I bring in experts every month to speak to and answer questions for our Wealthy Goddess...

"The market is more important than the property."

― Ken McElroy.

They say the top three rules of real estate investing are:

1. Location
2. Location
3. Location

Where you buy is more important than what you buy! A mediocre property in a strong market is going to do well. A beautiful property in a bad market is likely to lose money.

PS. Do you want more information on this? I have a Free Live Training that gives you the 7 Factors of a Money-Making Property Market.

Why a Good Real Estate Education is Crucial for Real Estate Investors

Education Helps You Avoid Investing In the Wrong Things

There are two main ways to lose money in a real estate investment: invest in the wrong vehicle (for you) or invest in a bad vehicle. Both are the result of a lack of education. Without education, you will not be able to tell a good deal from a bad deal, or a good deal for you from a bad deal for you.

A while back, I had the pleasure of interviewing Barbara Huson (formerly Barbara Stanny), author of the books Secrets of Six-Figure Women, Overcoming Underearning, Sacred Success, and Rewire for Wealth (among others).

Check out that interview here: Barbara Stanny Interview

Even though Barbara was the daughter of Richard Bloch, the “R” in H&R Block, and grew up very wealthy, she was never taught anything about money. Her father didn’t think it was a woman’s place to deal with money.

As a result of her father’s attitude, she grew up wealthy and blissfully ignorant, and married a man whom...

"Success in real estate is not like winning the lottery, it takes work."

― Monick Halm.

I have a friend whose grandmother gave her lottery tickets for every special occasion. Each birthday, Easter, and Christmas card had a lottery ticket tucked inside. She told me once of all the dreams those lottery tickets inspired - vacations she would take her grandmother on, the home she would buy, the ideas she could pursue. Too often, our businesses suffer from lottery ticket syndrome. We have ideas, inspiration, plans about what we’re going to do, and build, but we don’t set out to actually DO it.

The real estate business is a tough teacher, and there is one lesson that has been hammered home for me over and over again: Success in real estate is not like winning the lottery - it takes work. It’s so important to dream, to picture where you want your business and your life to go, but it’s also important to take action.

There’s good news, though. The...

3 Ways to Add Pleasure to Your Real Estate Investing

Pleasure is the first ingredient of the Goddess Secret Sauce. For women, it is CRUCIAL to follow our pleasure. If you find that you have to “man up” or “muscle through” something, almost certainly you’re coming from a masculine place and are NOT going to be happy with the results.

It’s not to say that you will never need to engage in things you would rather not be doing. If that were the case, I would never commute anywhere, help my daughter with her homework, work on my taxes, etc.

You still need to do the work, but adding pleasure to your life/real estate investing will help make the journey a joy.

There are 3 ways to add pleasure to your real estate investing. I call these the 3 Blissciplines.

1. Do at least one pleasurable activity every day.

It doesn’t have to be real estate related. Maybe it’s getting a manicure or massage. Maybe it’s sitting in the sun and meditating. Maybe it’s watching your favorite movie....

Not all advice is good advice!

Often people are giving you advice based on their own experience (or lack thereof) and/or opinions. Often they’ve never even had experience in the area they’re trying to give you advice about, to their advice will not be that applicable or helpful to you. Or sometimes people are coming from a place of fear, so their well-meaning advice might have the intention of keeping you safe, but will have the effect of keeping you small.

So we encourage you to be selective about the people you take advice from. We recommend taking advice only from people who are already succeeding in the field that you hope to be succeeding in. They are already in the arena, they are doing the work, and they can speak honestly to their experience and how it can help you.

Anyone else has the potential to negatively impact your journey before you even begin, or give you advice that doesn’t apply or will hold you back.

Be selective about the people you let into your...

How to Get Yourself Unstuck And Flowing

Are you in a rut? Going through the motions? Checking off the to-do list just because that’s what you’re supposed to do?

If reading that sentence made your heart sink in recognition, or you breathed a sigh of relief that someone else said it, know this: you are not alone.

We can feel overwhelmed at any time because we’re doing and balancing a lot. But there’s good news. We’re here for you. We’ve been right there in your shoes. And we’ll be right here, with our hands reaching out until you’re feeling fabulous, fun, and right back on track.

But where do we start?

When I feel stuck, I focus on things that I know have a HUGE impact, three of which are listed below:

1. Make time for daily pleasure breaks

Moments of fun, delight, and/or self-care never fail to revive me. When we're in a major rut, it's easy to forget to do this (or gasp! think we're too busy), but that's when we need pleasure breaks the most!

2. Choose a new,...

3 Steps to Building Strong Business "Relationships for Life"

One of the 3 most valuable lessons I've learned in my career as a real estate investor came from my mentor - Robert Helms. He always says that we need to "build relationships for life."

He taught me that when you approach people with a "relationships for life" philosophy, you are not just trying to get that person to do one deal with you, but you want to build a strong long-lasting relationship with that person, keep working together, and hopefully also become friends.

I have taken that advice to heart, and I always seek to build strong relationships with everyone who can bring value to my life and my business.

So how do you get into these relationships? Here are three steps to follow to establish strong business relationships:

1) Reach Out To Those Who Are Already In Your Circle of Influence

You are probably already connected to tons of great people -- likely far more than you think.

First, pull out a pad of paper and a pen and start to think about potential team...

Why Is Sisterhood So Good for Us?

There are several studies that highlight how women are biologically wired to be around other women.

One of nature’s “feel good” hormones - Oxytocin, the “bonding hormone”, is released in women’s brains in 3 instances: during sex, during breastfeeding, and when women are in groups of other women.

Our brain dumps oxytocin to tell us when something is good for us. It feels good so we will repeat it. Nature has us wired to bond with our lovers, our babies, and other women.

In a UCLA study, scientists found that when stressed, men tended to go off alone or react aggressively (“fight or flight”). Women, on the other hand, tend to their young or gather together to commiserate, cook, and be with others, usually other women (“tend and befriend”).

For women, getting together with other women is one of the healthiest and most effective forms of stress relief. It feels particularly good because of all that oxytocin that is...

What is Real Wealth?

Depending on your priorities, wealth can mean something different to each of us. However, when it comes to finances, wealth, for me, has only one definition, and it's not necessarily about having tons of money, but about having financial security and comfort.

In 2008 I was let go from my fancy lawyer job, I had a newborn AND the economy tanked. My husband, who was now the sole breadwinner, experienced hardship as his graphic design business income decreased by 90%.

I remember feeling so afraid and uneasy during that time of my life. We'd just had a new baby, I didn't have a job, and the economy was in shambles. Luckily, the two rental properties we had invested in a few years back were still providing us financial income, and during that year of hardship, they were truly what kept our roof over our head.

This made me realize the importance of finding real wealth- that doesn’t mean being so rich that you are unaffected by what’s going on in the world. It means...
